购买流程: 通过地产经纪

1。寻找一位有信誉,可靠,拥有合格执照的产业经纪

非法产业代理一般上会以一些优惠,如折扣的经纪费、附加服务等来吸引屋主,
千万别贪图便宜或受甜言蜜语迷惑,轻率将昂贵产业的命运交到这一撮人的手上。
委任注册的特许产业经纪,可减少法律上的责任,也可避免与客户直接接触与冲突。

2。与产业经纪安排时间看房子

住宅的自然条件,比如:各种公共设施,繁华度,交通便捷等等
住宅的环境,比如:日照,通风,噪音,绿化,治安状况等等
住宅的健康与安全性,比如:防止事故,远离污染源等等

还有一些网上朋友的提议:

第一招    ,不看白天看晚上。
                     了解入夜后房屋附近噪声、照明安全等。

第二招    ,不看晴天看雨天。
                     再好的伪装也敌不过几天下雨,此时漏水、渗水一览无余。

第三招    ,不看建材看格局。
                     不被漂亮的建材迷惑,房屋性能有效发挥,有赖于格局是否设计周全。

第四招    ,不看墙面看墙角。
                     看墙角是否平整、龟裂、有无渗水。

第五招    ,不看装潢看做工。
                     尤其是每个接角、窗沿、墙角、天花板等做工是否细致。

第六招    ,不看窗帘看窗外。
                     一定要拉开窗帘看一下通风、采光、排气管等是否良好。

第七招    ,不看电梯看楼梯,
                     即安全楼梯。如果发生灾难,它是唯一逃生之路。

第八招    ,不看电器看插座。
                     设计精心的房屋,才能充分享受现代化家电的便利性。

第九招    ,不看家具看空屋。

3。如果房屋情况满意,屋价也合理,基本的程序如下:

i)  买方必须支付屋价的1%当作订金
ii) 申请银行或金融机构的贷款,通常两个星期就能得到银行的批准
iii)一个月以内,签署买卖合同,买方必须支付另外的9%以作为头期钱
iv)从签订之日算起,买方(银行)应在三个月完成全额付款

4。买方必需支付的税费:

买卖合约律师费:
  • 首 RM 150,000 的律师费 = 1%
  • 接下来至 RM 1,000,000 的律师费 = 0.7%
  • 接下来至 RM 3,000,000 的律师费 = 0.6%
  • 接下来至 RM 5,000,000 的律师费 = 0.5%
  • 接下来至 RM 7,500,000 的律师费 = 0.4%
买卖合约印花税:
  • 首 RM 100,000 的印花税 = 1%
  • 接下来至 RM 500,000 的印花税 = 2%
  • RM 500, 000 以上的印花税 = 3%

假设我们要购买一间 RM 300,000 的房屋,那么律师费
= RM 150,000 的 1% + RM 150,000 的 0.7%
= RM 1,500 + RM 1,050
= RM 2,550


假设我们要购买一间 RM 300,000 的房屋,那么印花税
= RM 100,000 的 1% + RM 200,000 的 2%
= RM 1,000 + RM 4,000
= RM 5,000

Suppose we want to buy a house cost RM 300,000, lawyer' fees
 
= RM 150,000 x 1% + RM 150,000 x 0.7%
= RM 1,500 + RM 1,050
= RM 2,550

Suppose we want to buy a house cost RM 300,000, stamp duty
= The RM 100,000 x 1% + RM 200,000 x 2%
